The professional department at Oldfield Smith & Co have been working on the Isle of Sheppey this week, completing a pre-lease survey for a large engineering firm.
When our client needed a new base in north Kent, they called us for advice and were retained to carry out a full survey of the property before the lease was agreed. This included an inspection of the roof and the preparation of a “schedule of condition” recording the state of repair of the property at the time the lease is granted. This will then be used at the end of the lease to protect the tenant against the costs of putting the property into any better state of repair than it was at the commencement.
Our report included around 400 high resolution digital images as well as a written narrative and for convenience has been supplied on DVD rom as well as in hard copy.
