Lettings

The lettings market today has never been more competitive and to achieve secure, reliable tenancies you need an agent who truly knows and understands local market demands.  Oldfield Smith are ideally placed to guide landlords successfully through the process of marketing, negotiating and securing a new letting.

Our service starts with an honest appraisal of the property, including a survey to identify the key attributes of the site.  We take detailed measurements and site notes, in addition to a range of photographs so that we can ensure that our marketing highlights all of the features likely to be of interest to applicants.

Propertylink first launched in 1997, and has evolved over the years inline with the commercial property market. Now listing over 50,000 available commercial properties to buy or rent across the UK, Propertylink is an essential tool for those looking for new business premises, and for agents looking to advertise available properties to potential occupiers and investors.

Oldfield Smith & Co advertise all of their property to let on Propertylink, one of the longest established and best known commercial property portals

We work closely with our clients to check the accuracy of the information we have used and will then prepare draft marketing particulars for approval.  Once these have been agreed and instructions confirmed, we proceed immediately to targeted marketing, identifying any suitable applicants already registered with us.  The property is usually added to our website the same working day to ensure maximum exposure.

We subscribe to the Estates Gazette’s “Propertylink” web portal, one of the largest and most respected commercial property agency sites.  Our entire stock is also featured on Zoopla Commercial, a site with a rapidly growing reputation as the first port of call for tenants seeking commercial property.  For larger and more complex sites, we have an account with Rightmove Commercial and can offer comprehensive advertising with them to provide complete coverage across all major property websites.  This ensures sites are advertised nationally and details are well circulated to other property professionals.

In addition, we use a range of direct advertising including local and national press.  All of this is supported by traditional methods such as they use of “to let” boards; these frequently bring good quality enquiries as applicants will have already seen the exterior of the property in context and consider it suitable.

zooplaNegotiating the terms of the new letting are a core skill for our staff at Oldfield Smith, who deal with landlords and tenants on a daily basis.  The best lettings balance not only the headline rent but the other terms of the lease including the length of the agreement, responsibility for repairs and the level of security offered by the tenant.  We concentrate on finding reliable tenants and agreeing terms that offer our clients security of income, protection from expenditure and the minimum management overhead.
